We are appointed by the client, not the contractor. That single distinction is what makes a PMC worth its fee: someone whose only job is protecting your programme, your budget and your contractual position.
What a PMC actually does
On most projects the client is the least equipped party in the room. The architect owns the design, the contractor owns the build, and the client owns the risk — usually without the technical staff to interrogate either. A project management consultant closes that gap.
We hold the master programme and the cost plan, proof-check drawings before they go to tender, run the tendering process, monitor progress and expenditure on site, and close the project out through commissioning and the defect liability period. Every claim the contractor raises passes through us before it reaches you.
When to appoint us
Earlier is cheaper. By the time the design is frozen and the contract is signed, most of the cost and programme decisions have already been made — a PMC appointed at that point is managing consequences rather than choices.
The highest-value appointment is at the detailed project report or feasibility stage, before the scheme is committed. That said, we are regularly brought in mid-project, usually when a programme has slipped, costs have moved beyond the budget, or a contractor's claims need independent assessment.

How much does a PMC cost?
Usually a percentage of project value, or a fixed monthly fee where the scope is limited to scheduling and cost monitoring. The percentage falls as project value rises. We issue a written scope and fee proposal once we understand the size, stage and duration.
Can you take over a project already under construction?
Yes. Mid-project appointments are common, typically for cost control, delay analysis or contractor claim assessment. We start with a condition and programme audit to establish where the project actually stands before committing to a recovery plan.
Do you replace our architect or contractor?
No. The architect designs, the contractor builds, and we manage the programme, cost and contract on your behalf. The roles are independent by design — that independence is what lets us assess the others' claims objectively.
